Energy Performance Certificates are Here

Following the Governments earlier announcements that an Energy Performance Certificate (EPC) will be required for all Commercial Properties being marketed, from 1 October 2008, this deadline has now been extended to 4 January 2009.

An EPC will be required by law and should be provided by sellers and Landlords on all buildings or parts of buildings whether they are available for sale or rent.

An EPC is intended to give prospective buyers or tenants information on the energy efficiency and corbon emmissions of a building.

The certificate is being phased in and from 1 July this year and all buildings with a floor area greater than 2,500 sq m (26,190 sq ft) must comply.  From 4 January 2009 all remaining commercial buildings will require an EPC for sale or rental upon construction.

As a seller or Landlord you will be responsible for ensuring there is an EPC available for the accommodation even if an agent or antother service organisation is acting on your behalf.  Only an accredited enery assessor can prepare an EPC and they will require plans/drawings and details of the buildings construction, specification and how the indoor climate is conditioned (if heating, air conditioning, merchanical ventilation) in order to produce the necessary certificate.
